Job Purpose:

The job holder will be responsible to lead and manage the development process of projects to ensure that the business plan objectives such as launch schedule, design quality and budget are achieved.

Key Accountabilities:

    Review design submissions for technical and commercial compliance during the design stage and lead value engineering exercises to achieve target budgets, ensuring that all submissions meet both technical and commercial requirements.

    Review architectural submissions for “look and feel” elements during the delivery stage, safeguard the design intent, and ensure that purchasers receive what has been promised in alignment with the approved design vision.

    Operate within the established framework to maintain legal and ethical standards, ensuring full compliance with the required DHRE regulatory framework and corporate governance policies.

    Lead, prepare, and provide inputs to business cases, including financial, design, and procurement strategies for projects within the portfolio, ensuring alignment with the company’s overall strategy while securing stakeholder approvals through effective guidance of project teams.

    Propose and define strategies for delivering the development pipeline and managing multidisciplinary teams including Legal, Finance, Market Research, Marketing, Sales, Project Management, Architecture, Quantity Surveying, and Engineering disciplines, ensuring alignment of objectives and adequate resource allocation.

    Lead all aspects of the development process, including feasibility studies, master planning, design, procurement, consultant and contractor appointments, and project execution, ensuring that all technical procedures align with approved corporate operational objectives.

    Oversee and review the preparation of project-specific development and design briefs to ensure they accurately reflect the project intent and strategic objectives.

    Identify and document risks associated with each business case at both project and portfolio levels, including technical, financial, and resource-related risks, while analyzing, prioritizing, and leading mitigation strategies to ensure achievement of profit and turnover targets.

    Manage consultants effectively to ensure risks are mitigated and keep senior management informed of any critical developments or changes impacting the project.

    Provide regular feedback on business plans, project progress, associated risks, and feasibility outcomes to ensure alignment with project goals and organizational expectations.

    Manage stakeholder relationships at all levels, including coordination with partners and key business affiliates to ensure smooth project delivery and alignment with strategic objectives.

Qualifications, Experiences, Skills:

    Minimum 6–8 years’ experience in real estate, development management, design, or project management, of which 4 years must be at a senior capacity within the Real Estate industry.

    Bachelor’s Degree in Architecture/ Engineering/ Real Estate Development; Master’s degree preferred.

Project Management Professional (PMP) Certification.

Excellent knowledge of real estate development processes, regulations, and industry standards.

    Well versed in MS Office suite and AutoCAD software.

    Project management skills including planning, scheduling, and risk management.

    Financial acumen with the ability to manage project budgets, cash flow, and financial statements.

    Strategic thinking and the ability to develop and implement business plans and strategies.

    Strong leadership skills with the ability to motivate and manage teams of diverse professionals.

    Excellent communication and interpersonal skills with the ability to build relationships and manage stakeholder expectations.

    Attention to detail with the ability to review and analyze technical and financial documents.

    Negotiation skills with the ability to manage contracts and agreements.

    Ability to work under pressure and manage multiple projects simultaneously.
