About the Job:
- Ensure the supervision consultants are discharging their onsite duties in accordance with their contracted services.
- Together with the supervision consultants, review and comment on contractor programmes, logistics plans, method statements and ensure they are aligned with the business requirements.
- Attend scheduled and ad-hoc meetings and ensure the supervision consultant chairs the meetings and issues minutes of meetings in a timely manner. In the absence of a supervision consultant, Senior Manager is to perform the same tasks.
- Follow up on open or unresolved items raised by the contractor (RFI’s) with the responsible party to ensure the project is not unnecessarily delayed.
- Monitor the project expenditure to ensure it is aligned with the agreed and approved project budget.
- Provide early warnings of possible variations / additional expenditure requirements.
- Suggest to management mitigation strategies for potential project programme delays or cost over-runs.
- Review interim payment applications and make recommendations for approval and / or deductions.
- Review the consultants and contractors’ quality procedures to ensure works are executed correctly, in accordance with good engineering practice and avoiding abortive works.
- Ensure all project participants adopt best practice HSE protocols.
- Coordinate onsite witness testing and inspections as required.
- Ensure the supervision consultants inspect all aspects of the contracted Works and issue a comprehensive punch / snag list.
- Prepare and coordinate preliminary hand-over inspections and witness testing.
- Coordinate final hand-over inspections.
- Coordinate with the Operator / end user training procedures.
- Review and approve final hand-over inspections.
- Ensure the supervisions reviews for completeness the As-Built information together with the Operation and Maintenance manuals issued by the contractor.
- Coordinate with the relevant stakeholders in obtaining the necessary NOC’s from utility providers and government authorities.
- Coordinate pre-opening activities with the Operator.
- Inspect the Works during the Defects Notification Period and make recommendations for any contract adjustments.
- Provide a recommendation for the Final Payment Certificate.
About You:
- Minimum 10 years’ experience in the construction industry from either a developer or consultancy background.
- At least 5 years focused on project delivery, preferably within a top tier developer international project management firm with specific experience on luxury hospitality.
- Bachelor’s degree in Engineering, Construction Management, Architecture, or related discipline
- Proven experience delivering hospitality led refurbishments or luxury hotel projects
- Experience working within live operational assets is essential
- Budgeting: Commercially aware of construction costs and the impact of the decision-making process on budgets. Able to manage and control costs and offer direction on cost effective solutions inc. leading value engineering processes.
- Stakeholder Management: Establish and maintain relationships with project stakeholders from operational teams, consultants, contractors, authorities and those with project influence. Proactively engaging to foster effective communication.
- Project Management: Able to implement Project management processes.
- Sustainability: Experience of sustainable construction, renewable technology and construction best practice.
- Programmes: Able to prepare and advise on programme impact relative to the overall project delivery objectives and to mitigate the impact of project delays on the overall schedule.
- Quality Control: Able to manage and advise on quality control procedures on site to achieve an exemplary product.
- Project Reporting: Able to prepare and present reports for the wider organisation to update progress on projects status
- Risk Management: An appreciation of risks and understanding of how to document them, including mitigation plans to ensure projects are delivered within their respective constraints.
- Must be proficient in MS Office suite of tools.
