Assistant Manager - Project Delivery (Dubai Holding Real Estate)

About the Job:

• Support the Senior Manager / Associate Director in coordinating assigned projects in accordance with 

approved scope, programme, budget, quality, HSE, contractual, and Project Delivery requirements. 

• Monitor project progress, key milestones, procurement schedules, design deliverables, material approvals, 

site resources, and VOWD targets, and highlight delays or constraints. 

• Coordinate with internal functions, consultants, contractors, suppliers, and authorities to follow up actions, 

resolve routine interfaces, and support timely project delivery. 

• Track project submissions, RFIs, technical queries, method statements, material approvals, progress reports, 

and supporting records, and escalate matters requiring senior direction. 

• Maintain and update project registers, dashboards, action logs, risk and issue logs, NCR trackers, authority 

schedules, and other required project records. 

• Support progress meetings, technical workshops, site inspections, and coordination reviews; prepare 

accurate minutes and follow through on agreed actions. 

• Monitor consultant and contractor compliance with approved drawings, specifications, QA/QC plans, HSE 

requirements, statutory obligations, and DHRE procedures. 

• Track payment applications, variations, claims, commitments, forecasts, and potential cost exposure in 

coordination with Commercial and Finance teams. 

• Coordinate NOCs, permits, inspections, testing and commissioning, snagging, handover documentation, 

authority approvals, and completion requirements. 

• Support DLP and close-out activities by tracking defects, warranties, as-built drawings, O&M manuals, DLC 

requirements, final account actions, and outstanding deliverables. 

About You:

• Bachelor’s degree in Civil Engineering, Architectural Engineering, Construction Management, or a related discipline. 

• Relevant project management certification, such as PMP, is preferred. 

• Working knowledge of project delivery, construction management, programme and 

cost monitoring, quality, HSE, authority approvals, handover, DLP, and project 

close-out in the UAE. 

• Minimum 7–10 years of relevant experience in construction or project delivery, 

including experience coordinating multidisciplinary real estate projects.

• Practical experience in site coordination, progress monitoring, contractor and 

consultant follow-up, project reporting, authority interfaces, testing and 

commissioning, handover, and close-out; UAE developer-side experience is 

preferred. 

• Project coordination and monitoring across construction, testing and 

commissioning, handover, DLP, and close-out stages. 

• Programme, milestone, VOWD, procurement, resource, risk, cost, variation, claim, 

and change tracking. 

• Technical and stakeholder coordination across civil, architectural, structural, MEP, 

infrastructure, fit-out, landscape, and specialist works. 

• Working knowledge of QA/QC, HSE, NCR and audit closure, authority approvals, 

snagging, handover, DLP, and close-out. 

• Strong reporting, record management, issue follow-up, problem-solving, 

communication, and escalation skills. 

• Proficiency in Microsoft 365, project dashboards, electronic document control 

platforms, and scheduling tools such as Primavera P6.
